If you are a seller in 2008, the reality is yes, you may be faced with accepting a little less than your neighbors sold for over the past few years.  However, if you have owned your property for more than a few years, more than likely, you will still recognize a profit on the sale of your property.  No matter the price, if you want to sell, there are buyers.  Houses still sell well if priced correctly and buyers with good credit, income and a down payment can still get a mortgage.

If you are a buyer, 2008 is a great time to invest. It is probably the best time to buy within the past three or four years. The best time because the past two years were declining and the previous years were overvalued. Wise investors buy low and sell high. In 2004 and 2005, buyers were purchasing houses for a quick flip. Some were successful, those who purchased late got stuck with overvalued investments. If you have ‘patient money’ and plan to own your home or investment property for at least a few years or more, there is excellent opportunity in this market. Many sellers have faced the reality their homes are not worth what they thought or wished. For a variety of reasons, these sellers are dropping their asking prices and many will negotiate even further.

In the long run, Tucson is still a booming market with 350 days a year of sunshine, close proximity to Mexico, a growing economy, a strong retirement community, tourism, a military base and a well respected University. With oil prices driving up the price of gas and with a dwindling supply of vacant land, central Tucson properties have maintained their value quite well and will no doubt continue to increase in value as time moves on.
