Site Selection – Assist in identifying space needs, zoning requirements, location preference and matching these items to available sites or existing buildings.
Feasibility Study – Research and determine the probability or likelihood of the project being successful. This study often requires involving other services including due diligence, proforma preparation and market analysis and forecasting.
Market Analysis & Forecasting – Assess the supply of and demand for the proposed product in both the existing and future market.
Due Diligence – Identify and investigate potential risk. Includes but is not limited to issues involving environmental, geotechnical, hydrology, zoning, site access, utility connections and title restrictions.
Proforma Preparation – Estimate the bottom line by taking into consideration what and how much can be built, expense to build and future value based on comparable properties.
Project Financials – Includes construction and development budgets, cash flow projections, expense tracking and return on investment models.
Financing/Investment Plan – A summary of the above services packaged for the purpose of getting financing from investors.
Coordinate Entitlements – Includes, but is not limited to zoning and governmental agency approvals, access to roads, water, sewer and other utilities.
Project Management – Manage the project schedule and budget while acting as the owner’s representative and liaison between the owner and the project’s consultants/contractors. Oversee entitlements, construction, tenant improvements, leasing and property management.
Leasing & Property Management – Interview and select leasing and property management firms, manage tenant contract negotiations.
